   The terms "asphalt (or asphaltic) concrete", "bituminous asphalt concrete" and the abbreviation "AC" are typically used only in engineering and construction documents and literature. Asphalt concrete pavements are often called just "asphalt" by laypersons who tend to associate the term concrete with Portland cement concrete only. The engineering definition of concrete is any composite material composed of mineral aggregate glued together with a binder, whether that binder is Portland cement, asphalt or even epoxy. Informally, asphalt concrete is also referred to as "blacktop", particularly in North America. Asphalt is an inexpensive alternative to concrete and is 100% recycleable.

    Sealcoat is a liquid that is applied to asphalt to protect it from oxidation and the damage caused by winter cracking, as well as the UV Rays and traffic.[1] In areas of the world that experience severe freezing and thawing, the rate of deterioration will likely be sped up.[edit]
Strong wind's, acid rain and solvent's serve to speed up deterioration of the binding agent's that make up your asphalt driveway or parking area's. This includes vehicle oil and gasoline.[2] Sealcoating is not a hot/cold climate need. It is used to protect asphalt from other chemical's and solvent's year round. The sealcoat will act as a barrier against those materials.   Good maintenance practices center on keeping water out of the pavement, subbase and subsoil. As the number, width and length of cracks increases, more intensive repairs are needed. In order of generally increasing expense, these include thin,but expensive asphalt overlays, multicourse overlays, grinding off the top course and overlaying, in-place recycling, or worst case, full-depth reconstruction of the roadways.All this can be avoided by maintaining and preserving your investment! 

  It is far less expensive to keep asphalt in good condition with reg maint than it is to repair it once it has deteriorated. This is why some agencies place a higher priority on preventive maintenance of roads and parking area's in good condition over reconstructing section's in poor condition. If you plan on keeping your asphalt in good condition, then think in terms of lifetime cost and long term effect's of exposure to the element's and maint.
